Every week a lender asks me some version of this: "Can you get the appraisal done in 10 days?" Honest answer: it depends on whether you've done your homework first. Here's what we need before we can even start the clock: → Signed engagement letter → Rent rolls (if income-producing) → Prior appraisal or 1003 if available → Any pending LOIs or PSAs → Access confirmed with the owner or tenant Most delays aren't appraisal delays. They're document delays. If you have all of the above ready on day one, 10 business days is achievable for most property types under $5M. What's the biggest bottleneck you run into on your end?
